ABOUT THE AREA – HARTBEESPOORT DAM

Hartbeespoort Dam has an enduring reputation as one of South Africa’s premier holiday destinations. One of the reasons is its superb location. Just an hour’s drive from Johannesburg, and even closer to Pretoria, it is on the route to Sun City.

Game reserves abound in the area, due to its very African geography. Deep inland, and high above sea level, this is classic bushveld – grass plains, scrubland and thorn trees where lion and elephant were once unchallenged masters. The earliest traces of humankind are also to be found here.

Life in and around the dam itself offers a rich variety of activities. The extensive tract of water favours the sporty; and skiing is one of the most popular summer pastimes. Sunset cruises, horse riding in the hills, gliding and ballooning all take advantage of the area’s spectacular natural splendour, together with numberless hiking and mountain biking trails.
The Hartbeespoort Dam area is the premier destination amidst a range of uniquely appealing attractions. As a result, the permanent residence population has increased from about 7 000 hardy souls 10 years ago, to 45 000 – and growing rapidly.

Nearby mining towns are experiencing massive pressure for residential property as the sustained demand for precious metals sees the expansion of the industry. Unrenovated family homes from the ‘70’s are fetching prices in excess of R800 000.

Projections for property around the dam are that weekend rental will fetch between R3 000 – R5 000; and monthly leases between R11 000 – R13 000 p/m. The effects of the FIFA 2010 World Cup are difficult to project, but every host country has experienced a significant boom in property value in the 2 years following the event. Some analysts are predicting a near doubling in property value over the next 5 years at the top end of the market.

HARTBEESPOORT DAM – IS IT A GOOD INVESTMENT?

If you were to enquire at all the real estate agencies around the dam area you would find that there is a great shortage in rental properties. There is nothing available for less than R5 500 p/m, which is then an unrenovated, 1970’s house in original condition, 3 bedrooms, 1 bathroom and single garage.

Population at the Hartbeespoort Dam area has grown from 7 000 to 45 000 in the last 10 years only.

Radio 702 had a talk back show regarding property at Hartbeespoort Dam on which they announced that this area is turning into the next Sandton/Hyde Park. We can confirm as most of our sales done to date were from those areas as well as Randburg. Most buyers are young families, opting to live in a security estate.

With the focus on the 2010 soccer world cup, one of the stadiums to be used is the one at ‘Morula Sun’. Top travel from there to ‘Sun City’ one has to drive past Harties.

The Government Has realised that other than ‘Sun City’, Harties is the biggest and only natural tourist attraction of North West Province, therefore the already approved plan to upgrade the R512 ( Lanseria road), according to GAUTRANS meetings at Lanseria airport.

Government is busy spending R350 million at the old Sterkfontein caves – now known as ‘Maripeng Interpretational centre’ with under water caves and archaeology, situated on the R512, Lanseria road.

Roads Dept has already approved connecting the R512 through the neck of the mountain to the Brits road running across the Rustenburg/Pietersburg Platinum Highway. Access to Rustenburg, Pietersburg and Pta east very easy.
